Jointly developed with CSC Land Group and Sekisui House, Dunearn House comprises 380 units across five blocks — three 10-storey blocks housing two and three-bedroom units, and two 19-storey blocks with a mix of three-bedroom premium and four-bedroom units.

Frasers Property Singapore's senior director of development management said the developer would be "very happy" to achieve a 70% take-up rate for the launch, pointing to recent nearby projects performing well — Newport Residences moved 57% of its 246 units at an average $3,370 psf in February, while River Modern sold 90% of its 455 units at an average $3,266 psf in March.
What makes this precinct genuinely new: the 99-year leasehold development sits on land spanning about 145,173 sq ft, with a maximum gross floor area of 348,549 sq ft and a plot ratio of 2.4. It's within walking distance of Sixth Avenue MRT station and the upcoming Turf City MRT station, close to Hwa Chong Institution, Methodist Girls' School and National Junior College, and near the Swiss Club Road landed enclave.
The Frasers-led consortium secured the Dunearn Road site for S$491.5 million, or S$1,410 psf per plot ratio, in a state land tender in June 2025 — topping nine bids and coming in 3.7% above the second-highest offer from City Developments Ltd. A second Bukit Timah Turf City site was awarded more recently, in April 2026, to a Wing Tai and Metro tie-up for S$533 million, or S$1,625 psf ppr — about 15% higher than what the first site fetched, an early signal of rising land cost expectations for the precinct.
This is the first new project to launch on this stretch since Allgreen Properties' Fourth Avenue Residences in 2019, which started at about S$2,215 psf for 474 sq ft one-bedders. Since then, new units at that project have sold at a median of S$2,406 psf, sub-sales at S$2,618 psf, and resales at S$2,553 psf — a useful benchmark for how pricing in this specific corridor has moved over roughly seven years.
The government has broader plans for the estate too, with 15,000 to 20,000 public and private homes planned for the area over time — meaning Dunearn House is very much the opening chapter of a much larger precinct, not a one-off launch.
Being the first mover in a brand-new precinct is a genuine double-edged sword. On one hand, you get first pick of the best-positioned units and blocks before the area fills in around you. On the other, you're paying today's price for a neighbourhood that's still being built out — amenities, full transport connectivity, and the eventual character of the estate are still a few years from being fully realised.
The Fourth Avenue Residences comparison is instructive here: early buyers there paid around $2,215 psf in 2019, and the area has since matured to a $2,400-2,600 psf range. If Bukit Timah Turf City follows a similar trajectory, today's $2,799 psf entry could look reasonable in hindsight — but that's a bet on the precinct's build-out, not a guarantee. Worth discussing whether that trade-off fits your specific goals before booking day.
