Developers sold 296 new private homes in September, nearly double August, even though only 158 new units were launched. Most buyers bought into projects already on the market, and the top seller was the one that cut its prices.
Developers sold 296 new private homes, excluding Executive Condominiums, in September 2026. That's up 93.5% from August's 153 units and 16.1% more than the 255 sold in September 2025.
The jump comes off a low base. The Lunar Seventh Month ran from 13 August to 10 September, and developers held back launches for most of that period. Only 158 new units came onto the market in September, across three projects: 70 at Amberwood at Holland, 65 at the landed Luxus Hills, and 23 at the strata-landed Belgravia Ace.
Here's the part I find most useful. Apart from the 24 units sold at Amberwood at Holland, 92% of September's sales came from projects launched earlier. Buyers didn't wait for new launches. They went back to existing projects and bought where the price made sense.
September brings the Q3 2026 total to 1,180 units, the lowest quarter since Q3 2024. That's a quiet quarter, but it was quiet mainly because there was little new to buy, not because buyers left.
The city fringe (RCR) led with 131 units, ahead of the suburbs (OCR) with 125. All three regions rose from August.
| Region | Aug 2026 | Sep 2026 | Change |
|---|---|---|---|
| CCR (Core Central) | 24 | 40 | +66.7% |
| RCR (Rest of Central) | 72 | 131 | +81.9% |
| OCR (Outside Central) | 57 | 125 | +119.3% |
| Total (ex. EC) | 153 | 296 | +93.5% |
In the CCR, Amberwood at Holland led with 24 units at a median $3,021 psf. It's the first condo in the new Holland Plain precinct in District 10, with only three- to five-bedroom homes. In the OCR, Lentor Gardens Residences was the top seller with 22 units at a median $2,348 psf.
ECs sold 23 units, up from 18, with Coastal Cabana taking 19 at a median $1,811 psf. No new EC project has launched since Rivelle Tampines in March, and only 134 unsold EC units were left across launched projects at the end of September. That shortage helps explain why developers bid a record for the Canberra Drive EC site this month.
The month's best-selling project was Terra Hill, which sold 32 units at a median $2,209 psf. That's its strongest month since it launched in February 2023 and sold 89 units, and its lowest monthly median price since launch, after the developer adjusted prices on its remaining units. The 270-unit project is now about 92% sold.
| Project | Region | Units sold | Median psf |
|---|---|---|---|
| Terra Hill | RCR | 32 | $2,209 |
| The Sen | RCR | 25 | $2,386 |
| Amberwood at Holland | CCR | 24 | $3,021 |
| Lentor Gardens Residences | OCR | 22 | $2,348 |
| Union Square Residences | RCR | 21 | $2,813 |
PropNex Research sees these as project-specific price adjustments rather than a broad shift in pricing. Union Square Residences has also kept selling since it sharpened its prices in March. Buyers are still in the market, and they move when a project stands out on value.
| Region | Aug 2026 | Sep 2026 | MoM change |
|---|---|---|---|
| CCR | $3,059 psf | $3,050 psf | −0.3% |
| RCR | $2,654 psf | $2,522 psf | −5.0% |
| OCR | $2,339 psf | $2,336 psf | −0.1% |
The RCR's 5% fall looks dramatic, but it mostly comes from which units sold. Terra Hill's repricing pulled the median down, and The Sen, which held its prices but sits below the RCR median, made up a bigger share of sales. CCR and OCR prices were essentially flat.
The share of homes sold under $2.5 million fell to 38.8%, from 60.3% in August. Part of that is Amberwood at Holland, where the median unit sold for about $3.44 million. Part of it is simply that after two quiet months, there were fewer affordable units left to choose from. PropNex expects that share to rise again in October as new launches add choice.
Singaporeans bought 87.0% of new private homes in September and permanent residents 11.0%. Foreigners bought six units, about 2%: two at Terra Hill and one each at Hudson Place Residences, The Continuum, Union Square Residences and UpperHouse at Orchard Boulevard. The new home market is still carried almost entirely by local buyers.
October is set to be much busier, with nearly 2,000 new homes from three launches. Lucerne Grand got it off to a strong start, selling 350 of its 570 units on its launch weekend. The freehold Serra Residences and the 1,268-unit Thomson Reserve are due to launch this month.
PropNex expects buyers to stay selective and go for projects where location, layout and pricing all line up. Singapore's economy and low unemployment support buying power, while global uncertainty and a rise in retrenchments could weigh on some decisions.
The PropNex Research monthly report goes further than this summary. It's what my clients use when they want the underlying numbers rather than the headline.

September answers a question that matters for anyone buying in Q4: do buyers still turn up when the price is right? They do. Terra Hill had been on the market for more than three and a half years, adjusted its prices, and had its best month since launch.
With nearly 2,000 new homes coming in October, plus unsold units at existing projects, buyers have more choice than at any point this year. Pricing will decide which projects sell. For buyers, that means comparing new launches against existing projects that may now be priced more keenly. For sellers of resale condos, it means pricing against the new launches nearby.
If you're planning a move in the next 12 months, the useful thing isn't the headline. It's knowing what your own segment did, what's launching near you, and whether your financing and timing work in the order you're planning.
